Rose Cottage is a Cottage formerly belonging to the Mirehouse Estate and is typical of its period (circa 1850). It is built of local stone with a slate roof and stands alone in half an acre of private enclosed garden overlooking the mouth of the river Derwent where it enters the Eastern end of Bassenthwaite Lake.
The Cottage is in an elevated position and faces south west with sweeping views from the Wythop Fells in the West, through Thornthwaite, Barf, Grisedale Pike and Whinlatter, taking in the Southern end of Newlands Valley and Catbells past the Jaws of Borrowdale to Helvellyn in the East.
There is a sunny lawn to the front of the house with a paved seating area. The large well maintained garden has been established for many years and is planted for the most part with azaleas, camelias and rhododendron.
There is private, off-road, secure parking at the back of the cottage for at least 3 cars.
Rose Cottage is a family-owned and maintained holiday home which has recently been refurbished and refitted to offer a high standard of accommodation whilst taking great care to maintain all of its original character and charm.
Rose Cottage has a large and well equipped fitted kitchen with a ceramic hob and a separate double oven. There are all the usual small kitchen appliances in good order and a large area of worktop. The kitchen window faces South, and you can enjoy stunning views whilst you are washing the dishes. However there is also a separate dishwasher under the counter. You are, after all, on holiday.
Next to the kitchen is a living/dining room where 6 people can comfortably sit around a table together. There is a wood burning stove in this room, and a small television. This is a good place to read or watch the telly away from the rest of the family. Dogs love stretching out in front of the wood burner.
There is a 40" "smart" television in the sitting room which has two sofas and an easy chair. It is a cosy comfortable room with an electric fire for instant heat. It is a perfect place for all the family to stretch out and relax together after a long day on the fells.
Upstairs there are two double bedrooms, both facing south with commanding views over Bassenthwaite Lake and the Fells beyond. Each of these rooms contains a "superking" sized bed. These beds can easily be split to make up two twin bedded rooms according to the needs of your family. Third bedroom with a single bed.
The bathroom is south facing and sunny with an electric shower over the bath, a loo and a wash hand basin. (There is a second cloakroom loo downstairs off the back kitchen).
Between the kitchen and the garden there is a good sized back kitchen. This is a tiled well lit area with coat pegs above a large radiator and a boot rack. This is a good place for drying off. We are assuming that during a trip to the North lakes you will get thoroughly wet at least once! There is a washing machine and tumble drier and a large fridge freezer in an alcove off this room. There is also a separate cloakroom loo off this room.
We have plenty of undercover storage space for bikes and canoes etc.
Rose Cottage is centrally heated throughout, and as it is built of stone with thick walls, it is very cosy in winter, but cool in summer.
We will supply you with firewood for the wood burning stove throughout your stay, and in the winter months the stove will be made up for you ready to light on your arrival.
As soon as we arrived at Rose Cottage we instantly felt at home. We will hopefully visit again soon.

This was our third stay at Rose Cottage. For us it provides the perfect blend of a great location, lovely clean and well maintained accommodation, and such friendly helpful owners. There is so much to do in the area even when the weather isn't perfect (which is really important to us as we have three children to entertain). We look forward to returning to Rose Cottage in 2017.

We first stayed at Rose cottage for or honeymoon in 2014. It was everything we could have hoped for. So much so that we had to return this year to celebrate our anniversary. The cottage and the views are breathtakingly beautiful. Total Relaxation.

We had a fabulous stay in spite of a bit of Lake District rain. It is a beautiful location, very comfortable and well equiped. The woodburner is perfect for warming up and drying out. The back kitchen is great and well thought out for dog owners.
